What to Expect on Inspection Day:

Attending the inspection helps you understand the report better. I begin by carefully taking a look at the exterior of the property. All exterior features of the property will be inspected including driveways, drainage systems. The entire roof will be inspected along with chimneys, skylights, vent pipes and any other equipment mounted there.

Next is the interior. We'll usually work through the building in a logical sequence, one room at a time and one floor at a time. All general wall and floor finish conditions will be noted throughout the building. Appliances and bath fixtures will all be tested as will all electrical outlets.

Once the detailed interior and exterior checks are completed, We'll perform an exhaustive evaluation of the plumbing, electrical, and heating/cooling systems of the property. During this time, I may be in and out of the building several times completing the inspection, depending on the circumstances of your inspection (I always wear shoe covers to keep your new home clean.)

Finally, we'll prepare your report and discuss it with you. The entire inspection should take no longer than five hours. Most are between 3-5 hours. However, situations vary with each property. We don't leave until you fully understand the information we've provided. You should receive your professionally prepared report on the premise.

A mold inspection is similar except I will be looking for RED FLAG areas ans sources of mold if I find it. If areas need scientific testing I can take samples and send them to the lab for analysis. The results are returned within 24 hours and I can then send those results to you. I will advise you every step of the way during the clean up process and then certify that the remediation was done properly and certify occupancy.
